I want to talk about a reality with real estate listings today that is becoming more common by the second. It is a trend that is definitely not your friend as a buyer, and you need to know how the game is being played before you head out to your next open house.
It all comes down to two letters: AI.
The Virtual Staging “Con”
We are seeing a massive surge in AI tools used for what the industry calls virtual staging. This is where an unfurnished home, condo, or apartment is shown online with full, beautiful decorating that simply doesn’t exist in real life.
But it goes beyond just adding a digital sofa. I’m seeing listings where:
Blemishes are erased: Cracks or stains are digitally scrubbed away.
Lush landscaping is added: You see a manicured lawn online, but find dirt and weeds in person.
Space is distorted: A room looks like the “greatest primary bedroom ever” in the photo, but feels like a closet when you walk in.
You’re being lured in by a version of a home that isn’t real. It’s no different than booking a resort that shows a magnificent, wide sandy beach, only to show up and find nothing but rocks or a dirty shore.
That kind of “creative” marketing has been going on for years, but what’s new is that this is now happening with, potentially, the largest purchase of your life. Sometimes you can tell the pictures are fake; other times, you’re just shocked when you get there.
Final Thoughts
I want you to know that this is a big part of how the game is played now. While AI has some positive uses, in the world of real estate listings, it’s often used as a negative tool to manipulate your expectations.
When you’re looking online, don’t let the “perfect” family room or the “immaculate” landscaping convince you to fall in love before you’ve set foot on the property. My advice? Look past the digital furniture and the AI-generated glow. You have to see the “bones” of the house in person to know if you’re getting a dream home or a digital mirage.
