Turning The Knife Inward: Xi Purges A Record 33 At Fifth Plenum As China’s Military High Command Shrinks To Two Men

Turning The Knife Inward: Xi Purges A Record 33 At Fifth Plenum As China’s Military High Command Shrinks To Two Men

Another plenum, another record… just not the kind that goes on the economic scoreboard.China’s Communist Party wrapped up the fifth plenary session of its 20th Central Committee on Thursday after four days behind closed doors, and the Xinhua readout confirmed the expulsion of 33 senior officials, the most ever at a single plenum, 16 of them from the military. That includes Gen. Zhang Youxia, until January Xi’s closest ally in uniform and the PLA’s top-ranking general, whose fall we covered in real time back in “Shockwaves In Beijing: Xi Targets His Own Top General, Longtime Confidant, In Elite Purge” (Jan 24).The party says it is “turning the blade inward” to “eliminate serious hidden dangers.” Translation: nobody below Xi is safe, and the purge is accelerating going into next year’s leadership congress, which the plenum formally scheduled for the second half of 2027 and where Xi is all but certain to collect a fourth term.Using Nikkei Asia’s breakdown of who fell and who rose, let’s look at the casualties, the survivors, the promotions and what it all means for 2027.”Offend Thousands Rather Than Fail 1.4 Billion”On Friday morning Beijing sent Zhang Fuhai, deputy secretary of the Central Commission for Discipline Inspection (CCDI), to take a victory lap. He told reporters that Xi has led an “unprecedented” drive with the resolve to “offend thousands rather than fail 1.4 billion people,” and that “the results are plain for all to see.”Well, the results are certainly plentiful. According to Zhang, authorities have punished almost 8 million people, including 963 senior officials, since the 18th Party Congress in November 2012, and 680,000 were disciplined in the first nine months of this year alone. And there is more to come: the CCDI pledged to intensify its “high-pressure deterrence” and to “leverage technology” to make it more effective, which sounds about as relaxing as it reads.Besides the generals, the headline civilian scalps were:Ma Xingrui, ex-Politburo member, Xinjiang party boss and former president of China Aerospace Science and Technology Corp. (CASC). Expelled in July, per Reuters, on charges ranging from selling promotions to “large-scale family corruption” (and exchanges of “power for sex”), making him the third sitting Politburo member purged this term;Liu Jianchao, ex-head of the party’s International Department and once the foreign ministry’s best-known spokesman, missing from public view since August of last year and at one point tipped as the next foreign minister. As ChinaTalk pointed out, Liu also once ran Xi’s global manhunt for corrupt officials, so the hunter has officially become the hunted;Lan Tianli, former chairman of the Guangxi Zhuang Autonomous Region government.Look further down the list and Bloomberg’s tally shows a pattern: China’s aerospace and defense-industrial complex has been gutted. Besides Ma (ex-CASC), the newly confirmed names include former MIIT minister Jin Zhuanglong, CASC’s former chairman Lei Fanpei and general manager Zhang Zhongyang, CASIC’s former chairman Yuan Jie, and China State Shipbuilding’s former chairman Wen Gang, together with former top brass of the Eastern, Northern and Western Theater Commands. In other words, the people who build China’s rockets, warships and missiles, and the people who would command them in a war, have been the main source of empty chairs. As usual, the charges were “serious violations of discipline and law,” with no details. For Zhang Youxia and Liu Zhenli, the September expulsion notice added that they were “disloyal and dishonest to the Party” and guilty of “forming cliques,” while the rumor mill went considerably further back in January:China’s Top General Accused of Giving Nuclear Secrets to U.S.Bribery allegations have also been leveled against Gen. Zhang Youxia, whose downfall carries implications for the country’s military readinesshttps://t.co/GxtBJzcJUx— zerohedge (@zerohedge) January 25, 2026
(The official notice never mentioned nuclear secrets, though as we noted in “China’s Sacked Top General Accused Of Leaking Nuclear Secrets To US: Report” the day after his downfall, the WSJ report was enough to get Beijing’s rumor mill working overtime.)Two Men StandingThe single most striking number from the plenum may be two. Of the seven men who made up the Central Military Commission, the body that runs the PLA, after the 2022 Congress, only two remain: Xi himself and Zhang Shengmin. The plenum made no new appointments, so five seats are still empty.Regular readers know this did not happen overnight. Defense minister Li Shangfu went first, then He Weidong and Miao Hua, then the October 2025 wipeout we described in “China Expels 9 Top Generals, Including Two From Communist Party Leadership, In Sweeping Purge”:China Expels 9 Top Generals, Including Two From Communist Party Leadership, In Sweeping Purge https://t.co/YMXQmOvyLb— zerohedge (@zerohedge) October 18, 2025
And then came January, when Zhang Youxia and Joint Staff chief Liu Zhenli disappeared from a high-profile party study session. One former CIA analyst described it to the NYT at the time as “the total annihilation of the high command.” Nine months later, that looks about right. The one man who has gone up while everyone else went down is Zhang Shengmin, the CMC’s former discipline chief, who led the military’s anti-corruption work from 2018 until July of this year and was made vice chairman at last year’s fourth plenum. On Thursday he was also added to the Politburo, its only military member, and as Goldman’s Sydney futures desk flagged in its Friday morning comment (available to pro subs), the first new member to join between five-yearly congresses in over three decades. The last time it happened was 1994, when Jiang Zemin slotted in his associate Huang Ju.So, in a fitting twist, the man who ran the purges is the one who gets promoted for them.Eurasia Group’s China team (analysts including Mingda Qiu) called Zhang “Xi’s bridge from a purged military to a rebuilt one,” while adding that “the construction is far from complete.” The note continues:”Zhang’s elevation restores the norm that CMC vice chairmen sit on the Politburo, a practice that was interrupted last January with the ouster of Zhang Youxia. Promoting him now, a year before the 2027 Party Congress, suggests that Xi intends Zhang to span both sides of that transition, anchoring a hollowed-out command structure today and laying the groundwork for the rebuilt one tomorrow.”Then comes the Taiwan question, which every reader is probably asking. Eurasia’s view is that “Xi continues to distrust his military leadership” and is “still vetting his top officers rather than fully relying on them or preparing for a near-term conflict,” so the near-term probability of a war over Taiwan “remains very low.” That’s broadly where the consensus sits, although a separate camp argues that a hollowed-out PLA leans more on gray-zone coercion to show it still works, a point we discussed in “PLA Purge May Be Driving China To Rely More On Military Pressure Against Taiwan: Analysts”:PLA Purge May Be Driving China To Rely More On Military Pressure Against Taiwan: Analysts https://t.co/dqbMYQ3UCO— zerohedge (@zerohedge) September 12, 2026
Either way, a commander in chief who doesn’t trust five of his six top generals enough to replace them is probably not planning an amphibious invasion any time soon. Spot the irony: a purge sold as making the PLA stronger is, for now, the best near-term argument that it is in no shape to fight.Empty Chairs: Lowest Turnout Since The Cultural RevolutionThe damage shows most clearly in the attendance sheet. Per Xinhua, just 162 of the Central Committee’s 205 full members showed up this week, along with 117 alternates, for a total of 279. When the current committee was formed in October 2022, it had 376 people; the third plenum in July 2024 drew 364 and last October’s fourth plenum 315.According to Bloomberg’s tally, that is the lowest attendance since the chaotic years of the Cultural Revolution and the first time turnout has fallen below 300 in Xi’s 14 years in power. Put differently, roughly one in four seats in the room where China’s leadership is formally chosen is empty, and this is the body that will rubber-stamp next year’s lineup. As Asia Society’s Neil Thomas put it, “more empty seats underscores the plenum’s focus on Xi’s vision of strict internal discipline.” The plenum also passed a resolution on “comprehensive and strict governance over the party,” and confessed that it had “squarely confronted the grim reality that party leadership had at times weakened or hollowed out.” Hollowed out, indeed.Who Rose: Bankers, Steelmen And The ’70 Hou’To refill at least some of the seats, 10 alternates were promoted to full Central Committee membership, and, as Nikkei notes, four of them were born in 1970 or later, part of what China calls the “70 hou” generation. Their resumes have a common thread: most built their careers in state-owned industry and state banks before moving into government:Lu Dongliang (b. 1973): governor of coal-heavy Shanxi, former chairman of state aluminum giant Chalco;Liu Jie (b. 1970): governor of Zhejiang, where Xi was once party secretary and from where he has promoted a long line of lieutenants; previously president of Xiangtan Iron and Steel;Liu Jun (b. 1972): president and vice chair of ICBC, China’s largest lender by assets, previously chair of Bank of Communications;Liu Qiang (b. 1971): deputy party secretary of Shandong and party boss of Jinan, previously vice president of Bank of China;Xing Shanping (b. 1968): Shaanxi deputy party secretary, a notable promotion for a woman in an overwhelmingly male leadership. Two state-bank executives elevated in one sitting tells you something about where Beijing sees its next set of problems: local debt cleanup and bank recapitalization will be run by men who know the balance sheets. And managers who spent careers running Chalco and Xiangtan Steel are, presumably, very comfortable taking orders.Succession watchers are paying attention. Xi would be 79 at the end of a fourth term in 2032, so the speculation has skipped a generation. University of Tokyo professor Shin Kawashima, who believes Xi will get another term “for sure,” said he is watching “those joining the central committee and born in the 1970s” for clues on who might be next in line. Meanwhile, the people who would normally be next in line, the 1960s cohort, have been thinned out by the very purges that created these openings. The Bigger Picture: Xi’s Talent Pipeline ProblemWhich brings us to the real story heading into 2027. As Bloomberg put it on the eve of the plenum, Xi now faces “a problem of his own making: his sweeping purges are draining the pipeline he needs to staff senior roles next term.” The to-do list for next year’s congress is long:Five of the seven-man Politburo Standing Committee would retire if age norms hold, and veteran foreign minister Wang Yi (73) is expected to step down; The CMC needs five new members, more or less from scratch; The Politburo itself needs restocking after three members were ousted this term, its widest purge since the Cultural Revolution. The churn is just as visible in the provinces. Bloomberg’s analysis of provincial postings shows that the average tenure of a provincial party chief has collapsed from 43 months in Xi’s first term to 26.5 months in his third. Anhui and Qinghai have each had three party chiefs since October 2022, and one regional boss lasted just nine months. Why should markets care? Because, as UC San Diego’s Victor Shih told Bloomberg, “officials will have a shorter time horizon and be more inclined to deal with the latest edict from the center instead of longer issues of reform or economic growth.” Oxford Economics’ Sheana Yue makes the same point in economist-speak, warning that the “emphasis on political discipline could create some tensions with Beijing’s economic objectives,” because “local officials may prioritize political compliance over experimentation, potentially complicating the implementation of growth initiatives.”In other words, in a system where the safest career move is to do nothing, the stimulus Beijing keeps announcing has a harder time reaching the real economy, a problem that will sound very familiar to anyone who has followed China’s property bust. And if anyone hoped the purge would ease once the plenum was over, Xi used a speech published this month to warn against “two-faced people” in the ranks, vowed that “sick trees” must be uprooted, and told cadres frozen by fear that “procrastination before the reshuffles” was also unacceptable. So: don’t be corrupt, don’t be idle, and don’t make a mistake. Good luck.American University’s Joseph Torigian sums up where that leaves the system: “Since the last Party Congress, Xi has lost faith in so many Central Committee members. He is going to have to promote a lot of people next year and doesn’t want to make the same mistake again. So the intensity of review and punishment will inevitably intensify.”Loyalty First, Growth LaterBack in October 2025, as the fourth plenum unveiled China’s next five-year plan, the headlines were about self-reliance in science and tech. Twelve months later, the fifth plenum was almost entirely about who can be trusted, which tells you how Xi has ordered his priorities heading into 2027.The optimistic read, and the one Beijing is selling, is that a cleaner, more disciplined party and a rebuilt PLA come out of this stronger. The more likely read, in our view, is that the purge cycle intensifies into the congress: the CMC stays half-empty while candidates get vetted (and re-vetted), provincial officials keep their heads down rather than experiment, and the bench of experienced leaders for the post-Xi era keeps shrinking, which, conveniently, makes the man at the top even harder to replace. For investors that means more top-down policy and slower transmission, and for anyone still modeling an imminent Taiwan war, a PLA leadership that its own commander in chief doesn’t yet trust. And for those of the 33 who had hoped for a quiet exit, ChinaTalk has some bad news: “Expect a few of the 33 in January’s installment of the state TV documentary where fallen officials confess on camera.” Prime-time viewing.

NHL’s reigning MVP Nikita Kucherov reportedly asks Lightning for trade in stunning move

October 30, 2026 MMN Editor Filed Under: THE NEWS

According to multiple reports, Tampa Bay Lightning star Nikita Kucherov — the reigning Hart Memorial Trophy-winner as the NHL’s MVP — has informed the team that he will not re-sign and would like a trade.Go ahead and pick your jaw up off the floor after that one.Sportsnet’s Elliotte Friedman reported that Kucherov had informed the team and his teammates of his plans to sign elsewhere when his 8-year, $76 million deal ends after this season.CLICK HERE FOR MORE OUTKICK SPORTS COVERAGEOn top of that, Friedman reports that the two-time Hart Trophy winner and two-time Stanley Cup champion has asked the club for a trade, though Lightning general manager Julien BriseBois and Kucherov’s agent, Dan Milstein, declined to comment. The prevailing thought was that Kucherov would almost certainly re-sign with the Lightning. He’s been their centerpiece through three runs to the Stanley Cup Final and the team is still playing well. They’re currently third in the Atlantic Division, just two points out of first place.LIGHTNING CAPTAIN VICTOR HEDMAN OPENS UP ABOUT MENTAL HEALTH ABSENCE AFTER FIRST-ROUND PLAYOFF EXITHowever, if Friedman’s report proves to be on the money, things could get wild.If Kucherov has indeed indicated he won’t re-sign, the Lightning will obviously look to trade him rather than let the reigning league MVP walk for nothing. The 33-year-old Russian currently has a modified no-trade clause, which shouldn’t be too limiting when it comes to getting a deal done. The problem may be that the Lightning will want a hefty return for such a high-end player, while potential trade partners will likely want assurances that paying a high price will secure Kucherov’s services beyond this season. So far this season, Kucherov has 4 goals and 11 assists in 14 games.Last season he had 130 points (44G, 86A), which was his fourth-straight season with over 110 points.

NEW: Orange County Woman Who Fatally Crushed Her Puppy with Minivan Hit with Federal Charges

Hahn Nguyen runs over puppy in Orange County, California
Federal charges were announced against the woman who allegedly intentionally ran over her puppy with a minivan in Southern California.
An elderly Orange County, California, woman was arrested for dumping a puppy on the street and running over it with a minivan earlier this month.
A Ring camera caught Hahn Nguyen, 75, of Anaheim, pulling over her minivan in a Santa Ana neighborhood, putting her 9-month-old pitbull mix puppy on the pavement, dumping a pile of dog food, and driving off.
As Nguyen drove away, she ran over the puppy, paused as the tire was on top of the dog, and then drove off.
The Santa Ana Police Department used a license plate reader technology to identify and locate Nguyen.
According to the Orange County Register, Nguyen’s boyfriend was annoyed that the puppy was chewing his shoes.
Hahn Nguyen planned to abandon the dog at a park. She allegedly told her boyfriend that the puppy had been run over but didn’t tell him that she ran over the dog.
“Today we are announcing federal charges against Hanh Minh Nguyen, 75, of Anaheim, under the PACT Act for luring a puppy under her minivan with food, then deliberately driving over and killing him,” First Assistant US Attorney Bill Essayli said.
“President Trump signed the 2019 PACT Act into law, expanding previous federal legislation by making severe forms of animal cruelty federal felonies,” Bill Essayli said.
Nguyen is facing seven years in prison on the federal charges.

Orange County DA Todd Spitzer also charged Hahn Nguyen with felony animal cruelty and felony animal abuse with a felony enhancement for personal use of a weapon, Fox News’ Bill Melugin reported.
“This act of violence not only ended the life of an innocent puppy, but it also inflicted trauma on every single person who came across the video footage of the murder of an animal,” said Orange County District Attorney Todd Spitzer in a statement to Fox News.
“Violence is not a singular act. It inflicts pain and suffering on those who are subjected to it and on those who witness it. As the elected District Attorney of Orange County, I refuse to accept a society in which violence of any kind is acceptable. Let me be clear that those who engage in violence in Orange County, whether it is against human beings or animals, will be prosecuted to the fullest extent,” Spitzer said.

Other mortgage lenders we considered
We evaluated over 30 mortgage lenders as part of our research. Below are lenders that didn’t make our top picks list but could be a good fit for your current needs.
Navy Federal Credit Union
Navy Federal specializes in loan programs designed for members of the armed forces. Although its main strength is VA loan products, the lender also offers conventional purchase and refinancing options, and its mortgage rates are competitive with other lenders. Membership is limited, however, to active and retired military members and their families, as well as some Department of Defense civilian employees, thereby limiting who can benefit from its loan products.
What you need to know about mortgage lenders
There are several types of mortgage lenders, including traditional brick-and-mortar banks, online lenders and mortgage brokers. Each one has advantages and disadvantages. Evaluating different lending options can result in a lower interest rate and a better overall experience.
If you’ve taken out a mortgage before, you already have an idea of what to expect and look for. But if you’re a first-time homebuyer, going through the mortgage process can seem overwhelming. The following tips can help you find the best lender for your financial needs.
How to choose the right mortgage lender
One of the most important steps in homebuying that many people skip is shopping around for a lender. Mortgage rates vary widely among lenders for several reasons, including differences in fees and origination costs. Comparing loan offers from multiple lenders could save you $1,200 or more per year.
When shopping for a lender, ask about all available loan options and understand the pros and cons of each. Learning about different loan types can help you narrow down which one best suits your financial situation. A reputable lender will take the time to walk you through the ins and outs of each mortgage loan and help you decide on the best course of action.
Once you’ve determined which loan type works best for you, compare offers from several lenders. Focus on the following areas to find the right fit.
Comparing rates and fees
The mortgage interest rate is one of the most important pieces of information you’ll need. It determines your monthly payment and the total interest you’ll pay over the life of the loan. The lower the rate you qualify for, the more money you’ll save in the long run.
The rate difference can be as small as half a percentage point. For example, the monthly payment on a 30-year, $400,000 mortgage at 7.28% — about the average rate currently on the market — would be about $137 lower than the same loan at 7.78%.
Rates can vary widely among lenders, so don’t settle for the first offer you find. According to Freddie Mac research, obtaining one additional lender quote could result in an average savings of $1,500 over the life of the loan. Obtaining five additional quotes increases the average to $3,000.
When comparing loan offers, make sure you’re comparing the same type of mortgage, loan terms, and amount for a more accurate estimate.
Interest rate vs. annual percentage rate
When comparing rates, you’ll see two separate numbers. One is the base rate the lender will charge, often called the interest rate. Your credit score and market conditions determine this rate. However, it’s not the actual rate you’ll pay on the loan.
Lenders add fees, including loan origination and underwriting charges, mortgage points, private mortgage insurance and broker fees, as applicable. The annual percentage rate (APR) reflects the annual cost of borrowing, including these fees, and is used by borrowers to compare offers.
If you find a lender offering a lower interest rate but a higher APR than another lender, it indicates they are rolling more fees into the loan cost. When comparing mortgage rates, APRs help you evaluate lenders on an apples-to-apples basis and provide a more accurate estimate of total loan cost.
Fixed vs. variable interest
A fixed interest rate means the interest rate charged on the loan doesn’t change over its term. As a result, your monthly principal and interest payment will remain the same, although it might vary from year to year if you pay your property taxes through your mortgage via an escrow account.
A variable rate, also known as an adjustable rate, fluctuates at specific intervals (typically every six months or year). Most adjustable-rate mortgages today are commonly called hybrid loans. They have a predetermined number of years at a fixed interest rate, after which the rate will become variable.
Whether and by how much the rate increases or decreases depends on market conditions and the loan terms, which can significantly change the amount of interest paid over the loan term. Some lenders, however, cap the rate increase per adjustment period.
Loan terms
The interest rate can also vary by loan term. Most homebuyers choose a 30-year mortgage because monthly payments are typically lower than those of shorter-term loans.
Loans with shorter payback terms, such as 10- or 15-year loans, tend to have lower interest rates. However, a shorter repayment term results in higher monthly payments than a longer loan with the same interest rate. The advantage of short-term loans is that you’ll pay less total interest compared to a longer-term loan, and you can build equity in your home more quickly.
Checking preapproval options
Preapproval and prequalification might sound similar, but they’re actually different, and the distinction is important when you’re trying to buy a home.
There was a time when getting prequalified for a loan was enough for you to be competitive in the housing market. Since the pandemic, however, the market has become more competitive, with more all-cash buyers (which sellers generally prefer). In this climate, we recommend getting not just prequalified but preapproved for a home loan.
When you get prequalified, the lender will give you an estimate of how much you could borrow based on the cursory financial information you provide. The actual amount you qualify to borrow could be significantly different once you submit a complete application.
With a preapproval, the lender will review and verify your financial documents and information, including your credit report, before issuing a preapproval letter. This letter is not a guarantee of a loan, but it confirms that the lender has vetted your finances and is willing to lend you up to a specified amount, subject to conditions. This letter is typically valid for 60 to 90 days, although some lenders issue letters that expire after 30 days.
Most lenders provide a preapproval letter free of charge, although some may charge an application or credit check fee. Verify with the lenders you’re considering whether there are any costs to obtaining preapproval and how long it will last.
Understanding loan costs and conditions
Once you submit a mortgage application, a lender has three days to provide you with an official loan estimate. This document is a standardized form that includes loan details and provides information about the following:

Loan term: Includes the loan amount, interest rate, and a breakdown of how each monthly payment is allocated to the loan principal, interest, mortgage insurance, and escrow.
Loan fees and other costs: Includes the loan’s closing costs, which range from 2% to 6% of the loan amount and include application, origination and underwriting fees, along with mortgage insurance premiums, property taxes, mortgage points and ancillary fees.
Estimated cash to close: Details the upfront costs needed to close the loan. Items in this section include the down payment, deposits and fees the borrower must pay in addition to the closing costs.
Comparisons: Provides interest rate and payment information you can use to compare with other loan offers.
Other considerations: Includes information about home appraisals, whether the loan is assumable (most aren’t), late-payment penalties, homeowners’ insurance requirements, refinancing terms and whether the lender will service the loan or transfer it to another party.

Read this document carefully and understand all the terms, fees, and conditions involved in accepting the lender’s offer. Because this document is standardized, you can easily compare terms across lenders and determine which lender best suits your needs. Once you choose a loan, you will receive the final closing documents, which should closely match the information provided in the estimate.
Latest news in mortgage lending
Mortgage rates are averaging in the low- to mid-7% range. Freddie Mac’s 30-year average was 7.24% on Oct. 29, down from 7.40% earlier in the month. The Federal Reserve raised its target range to 3.75% to 4% in September and held it on Oct. 28, with two members preferring another increase, so rates could move either way. Sticky inflation and rising U.S. debt are causing yields on the 10-year Treasury note — which mortgage rates tend to follow — to reach their highest levels in two decades.
These higher rates are straining many would-be homebuyers’ budgets. According to the National Association of Realtors, existing home sales in September rose 1.5% from August to a seasonally adjusted annual rate of 3.99 million, but were 2.2% lower than a year ago.
In addition to high borrowing costs, prospective buyers are also facing rising home prices. The NAR reports that the median price of a single-family home was $422,700 in September, up by 1.2% from a year ago.
There is a bright side, however. Inventory stood at a 4.8-month supply of homes, up from 4.5 months a year ago, meaning it would take nearly five months to sell all the homes currently on the market at the current pace of sales. More inventory gives buyers who are still actively looking more options.

Mortgage Lenders FAQs
What are the current mortgage rates in 2026?
According to Freddie Mac, the 30-year loan rate averaged 6.76% for the week ending September 10. The 15-year loan rate averaged 6.09%. Factors currently influencing rate movement include the Iran War and its impact on inflation, labor market strength, and potential changes in Federal Reserve monetary policy.
How much house can I afford?
How much house you can afford will be determined by your credit score, income, debt level and down payment. These factors help determine the interest rate a lender will offer, which directly impacts your monthly payment. Use Money’s affordability calculator to determine what your homebuying budget should be.
Does applying to multiple mortgage lenders hurt your credit?
Shopping around for the same type of loan won’t hurt your score if you do it within the scoring window. FICO considers applications made within a 45-day window as one inquiry, while VantageScore and some older FICO models have a 14-day window.
Is it better to get a mortgage from a bank, a credit union or an online lender?
Banks offer the best in-person service and relationship discounts; credit unions offer lower rates and flexible terms if you are a member; and online lenders offer faster approval and disbursement times. Choose the option that works best for you.
How long does it take to close on a mortgage?
It typically takes 45 to 60 days to close on a mortgage. Factors that can delay this timeline include delays in getting the home appraised or inspected, conditional underwriting requests, and missing financial information or employment documentation.
How much of a down payment do I need in 2026?
The amount of down payment you’ll need to buy a home this year will depend on the type of loan you apply for. VA and USDA loans, for example, don’t require a down payment, whereas FHA loans require a minimum down payment of 3.5%. At some lenders, you can get a conventional loan with as little as 3% down — although putting down less than 20% means you’ll also have to pay for private mortgage insurance. Additionally, keep in mind that a higher down payment could help you qualify for a better mortgage rate.

Methodology
Money reviewed more than 30 of the largest financial institutions and their products, using publicly available data and confirming its accuracy through interviews with lender representatives. We then evaluated each one in terms of their sample rates, loan options, customer satisfaction, minimum credit score requirement and accessibility, scoring each lender on a scale of one to five on the following metrics: Credit score (25%), interest rates (25%), reputation/customer satisfaction (20%), loan options (15%) and geographic availability (15%).

Lenders that accepted lower credit scores received higher marks because they could serve a larger pool of borrowers.
We sampled interest rates over a one-month period and prioritized lenders that offered consistently lower rates.
Companies with higher customer satisfaction ratings received higher scores than competitors with lower ratings.
Lenders offering more loan options received higher scores because they give borrowers a better chance of finding the right product for their needs.
Companies with a broader service footprint scored higher than those with a more limited reach.
