Square footage traps: It often costs more per square foot to repair or rebuild a home after a fire than it does to buy an existing one. If your coverage doesn’t account for that gap, you’re the one who has to pay the difference.

To make sure you aren’t left holding the bag, check that your policy includes replacement cost coverage. The exact wording may vary slightly by state or insurer. It may also be called:

A true replacement cost policy ensures the insurer pays for:
Current labor and materials: The price of lumber and labor today (not what it was two years ago).

Call your insurance agent and say: “I’m worried about being underinsured. Based on local building costs, what specific language do we need in my policy to ensure I have full rebuilding coverage?”
They will have the specific “lingo” for your state to make sure you are made whole if the worst happens.
